Here is the process:
1. Gather the following information about your property:

2. Do ONE of the following:

Complete the Property Info Form at the bottom of this page and click the Submit button
3. We visit the property, research details (ownership history, taxes owed, legal and physical access, etc.) and follow-up with you to address any questions.
4. After agreeing to the sale price and closing date, all parties sign the contract.
5. We submit the contract and earnest money to the closing attorney.
6. The closing attorney performs title research and prepares the closing documents.
7. As the closing date approaches, we wire the funds required for closing over to the closing attorney.
8. The closing documents are signed by all parties.
9. The closing attorney gives you the sale proceeds either by check or by sending a wire directly to your bank account, whichever you prefer.
Denise obtained a Master’s Degree in Education and taught 1st grade for 10 years before having children. Jon got his degree in Accounting and was a CPA for a number of years before making the career shift to information technology. How can I know that this is a real offer and that the sale process will be handled professionally?
To protect everyone involved, we close on all real estate transactions through a reputable attorney. We are open to using a firm that you have worked with in the past if they can handle the sale process quickly and can offer title insurance to us as the buyer. We will submit the earnest money deposit to them within 4 business days after everyone signs the Purchase and Sale Agreement. They will research the title history for the property and prepare the necessary documents to transfer ownership. As the closing date approaches, we will wire them the additional funds required to complete the transaction. Once the closing documents have been signed by all parties, the attorney will either give you a check or wire the sale proceeds directly to your bank account, whichever you prefer.
Are you real estate agents? If I sell to you, are any real estate agents involved? Are there any sales commissions? Who pays the closing costs?
We are not real estate agents. There are no real estate agents involved and no sales commissions. We pay the closing costs.
I inherited the property. I have been paying the annual property taxes, but I never got it transferred into my name. Can I sell it?
We work with attorneys who specialize in resolving all types of title history and ownership issues including those that are unique to inherited properties.
Can I sign the Purchase and Sale Agreement electronically?
We welcome the opportunity to meet in person. That said, in most cases we can handle everything by phone, email, text, etc.
Will I have to be there in person for the closing?
You are certainly welcome to attend the closing in person. Alternately, the closing attorney or title/escrow company can email or overnight the closing documents so you can sign them in the presence of a notary and return them.
I have back taxes due on my property and/or I have not yet paid taxes for the current year. Is that a problem?
No problem. Tax payments will be caught up as part of the closing. The settlement statement will show the tax allocations.
What types and sizes of real estate do you buy?
Our focus is on undeveloped properties that are 10 acres or larger, but we welcome the opportunity to evaluate all property types and sizes. We have purchased properties ranging in size from 5 acres up to 327 acres.
Do you buy properties in other counties and states? I don’t want to sell this property but I have other property I would like to sell.

We use a computer model and come up with a per acre offer price based on recent sales in the county.
